JOB DESCRIPTION
Title: Service Tech I
Summary
Responsible for completing assigned Service Requests. Performs daily maintenance of apartment community and apartment units. Works under the direction of the Service Manager. Strives for a high customer service rating for the community.
Essential Job Duties and Responsibilities

Daily grounds maintenance and trash pick-up around the apartment community

Responsible for upkeep of common areas of the community such as laundry rooms, patios, workout rooms, and pools.

Performs intermediate to advanced electrical skills (which do not require a license) such as, but not limited to,
replacing ceiling fans, replacing light bulbs and light fixtures, replacing switch plates, etc.

Troubleshoots electrical, carpentry, A/C and plumbing problems.

Performs intermediate to advanced plumbing skills including, but not limited to clogged sinks, toilets and drains,
changing plumbing fixtures or pipes, turning off/on water supply etc.

Performs intermediate to advanced carpentry skills including, but not limited to hanging doors, repairing walls,
tiling, hanging cabinets, painting etc.

Uses power equipment when necessary to perform assigned tasks

Planting seasonal and/or annual plants on property.
Other Job Functions
Assist property manager with renewal parties, rental parties and other on-site activities by keeping areas free of
debris and trash.
Assist other communities and service technicians with various maintenance requests when approved or instructed by
Property Manager.
Cleaning common areas after parties or activities.
Painting walls, fences, and/or buildings.
Buffing or waxing floors in hallways, stairwells, or other areas as needed.
Performs other duties as assigned.
Qualifications/Experience
To perform this job successfully, an individual must be able to perform each of the job functions above satisfactorily. At
least 1-year experience in apartment maintenance or general maintenance functions. Must have transportation, which
can accommodate moving equipment as needed. The requirements listed below are representative of the knowledge,

Knowledge/Skills/Abilities
High school diploma or equivalent.
6 months experience in maintenance. Apartment or general
Troubleshooting abilities and knowledge
Reading, writing, seeing, hearing and/or communicating.
Knowledge of power equipment
Self motivation and initiative
Ability to lift and lower bags of garbage into trash dumpsters and trash bins.
Ability to adapt to changing weather conditions.
Driving
Interpersonal skills
Ability to climb and work on rooftops

lifting.
Use of cleaning supplies
Outdoor and indoor work required. Adapt to changing weather conditions
Outdoor activities and commuting from one apartment to another or one building to another.
Ability to lift/move heavy objects with or without assistance from another person or lifting device. Could include but
not limited to air conditioners, refrigerators, furniture, wood, metal and equipment.
