JOB DESCRIPTION

Title: Service Manager

Summary
Responsible for maintaining the over all maintenance and upkeep of the Apartment Community. Must have working ability or knowledge of all aspects of maintenance (Plumbing, Electricity, and/or Carpentry). Maintains service requests for the community and maintenance inventory. Control expenses using a PO system and interacting daily with the Property Manager. Strives for a 4.5 average on a 5 point scale of customer service ratings for the community.

Essential Job Duties and Responsibilities

Preventative Maintenance
Daily inspection of community to determine preventative maintenance and safety hazards.
Scheduled preventative maintenance duties as assigned by the Regional office and Property Manager.

Custodial Maintenance
Daily upkeep of grounds. Trash pickup, weed pulling and leaf blowing.
Maintenance of common areas (pool facilities, restrooms, laundry rooms and workout rooms etc.).
Maintaining "Curb Appeal" at the Community. Planting flowers, mulch and greenery.
Checking work of vendors such as landscapers and pool vendors.
Empty community garbage cans.

Routine Maintenance
Check computer system for service requests and perform requests to completion. 24-hour completion goal.
Mark all completed service requests as finished within the computer system and parameters.
Performs all aspects of maintenance on the property including but not limited to carpentry, plumbing, electrical and
    AC work in apartments, within job knowledge.
Purchases building and maintenance supplies using an established PO system.
Inspects all equipment for proper function and reports any defects to the Property Manager.
Works with Property Manager to keep expenses within the allocated budget.
Maintains good customer relations with residents.
Monitor outside vendor use and quality

Emergency Maintenance
Work Emergency Maintenance on rotating schedule. Schedule is prepared by Regional Office.
Answer emergency maintenance phone and pager.
Perform emergency maintenance requests within parameter of rules and abilities.
Schedule vendors or contact appropriate Property Manager if emergency is outside of knowledge or ability.
Complete appropriate paperwork.

Turnover Maintenance
Prepare inventory to turn apartment units within a 5-day period.
Work overtime as scheduled.
"Punch" vacant apartments within timeframe. Punch includes checking and fixing all light fixtures, appliances, walls,
    ceilings, paint and plumbing.
Monitor outside vendor use and quality

Other Job Functions


Assist property manager with renewal parties, rental parties and other on-site activities by keeping areas free of
    debris and trash.
Assist other communities and service technicians with various maintenance requests when approved or instructed by
    Property Manager.
Cleaning common areas after parties or activities.
Painting walls, fences and/or buildings
Buffing or waxing floors in hallways, stairwells, or other areas as needed.
Purchase equipment, maintenance inventory when necessary using PO system.
Stay within current budget controls or get approval for overages.
Performs other duties as assigned.
Any other duties assigned by the Property Manager, or Regional Office Team Member.

Qualifications/Experience

To perform this job successfully, an individual must be able to perform each of the job functions above satisfactorily. An individual must show responsibility and ability to work under moderate to minimal supervision. The individual must be able to perform job functions independently and without the direction of a manager if needed. At lease 2-year experience in apartment maintenance or general maintenance is necessary. Must have transportation, which can accommodate moving equipment as needed. The requirements listed below are representative of the knowledge, skill and/or ability required. Knowledge/Skills/Abilities

High school diploma or equivalent.
1-year experience in apartment maintenance or any combination of equivilant experience.
Reading, writing, seeing, hearing and/or communicating.
Knowledge of power equipment
Knowledge of general maintenance in plumbing, carpentry and electrical skills.
Self motivation and initiative
Landscaping knowledge for the purpose of planting flowers and foliage and "Curb" appeal.
Ability to lift and lower bags of garbage into trash dumpsters and trash bins.
Ability to adapt to changing weather conditions.
Driving
Interpersonal skills

Working Environment

Physical demands
Walking, driving, standing, sitting, stooping, crouching, reaching, stretching, bending, kneeling, pushing, pulling,
    lifting.
Use of cleaning supplies
Outdoor and indoor work required. Adapt to changing weather conditions
Ability to climb and work on rooftops.
Outdoor activities and commuting from one apartment to another or one building to another.
Ability to lift/move heavy objects with or without assistance from another person or lifting device. Could include but
    not limited to air conditioners, refrigerators, furniture, wood, metal and equipment.
