JOB DESCRIPTION
Title: Rental Manager
Summary
Primary responsibility is rent collection and deposits. Maintains computer reports and resident files. Manages office in
the absence of Property Manager. Prepares, explains, and signs leasing agreements to past, present and
future residents. Assist Property Manager with staff management. Directly reports to Property Manager.
Essential Job Duties and Responsibilities

Greets customers with friendly, courteous attitude.

Collect rent for each unit every month trying to achieve 100% rent collection.

Call residents, post notices, or door knock to obtain rent and/or late rent within the legal time limit.

Maintain and update current and past resident files.

Complete deposit slips for bank and deposit monies.

Prepare eviction notices and follow through with eviction process.

Post rent and late rent in computer system and keep updated.

Show rental units to customers and explain the main features of each.

Runs and reviews credit reports and rental applications.

Prepare and sign leasing agreements with renewing and new residents of community.

Develop and deliver notices to apartments.

Take and input into computer any service or maintenance request from residents.

Assist in preparing rental units for re-rental at any time throughout the year and mandatory in the month of August.

Update computer files and reports daily.

Cross-marketing to other communities within Paradigm Properties Management Team, Inc.

Answer telephones with appropriate greeting and using PPMT telephone techniques.

Assists Property Manager with computer reports.

Answers questions from leasing staff and assist property manager with supervision of office personnel.

Learns functions of Property Manager for promotion opportunities.

Responsible for making sure model apartments, mini models, and/or show units are clean and in top condition to
show prospective renters.
Other Job Functions
Filing and organizing working area.
Help develop creative ideas for rent collection.
Schedules appointments to show rental units.
Pick-up litter on and around the property.
Closing the office.
Maintaining clubhouse hours of operation.
Preparing and helping with renewal parties, residential appreciation parties, or any other special function at the
community.
Working at a sister community when help is needed.
Performs other duties as assigned.
Develop weekly schedule for leasing consultants.
Track hours worked for leasing consultants and report to property manager for payroll

Knowledge/Skills/Abilities

High school diploma or equivalent.

Retail, sales, or customer service experience.

Management or leadership abilities.

Collections experience helpful.

Reading, writing, seeing, hearing and/or communication and mathematical skills.

Reasoning, interpersonal, and appropriate telephone skills

Tactful, mature, flexible and cooperative

Ability to take initiative and follow tasks through to completion

Fair Housing and legal knowledge
