JOB DESCRIPTION
Title: Property Manager
Summary
Primary responsibility is oversight and management of assigned Property. Property Managers mentor, motivate and
provide leadership to ensure the components of property management are maximized: NOI, Asset Maintenance,
Customer Service and Value Creation. Must be flexible and adaptive to the ever-changing market and the owner's
objectives and company goals.
Essential Job Duties and Responsibilities

Monitor Yardi system processes

Provide instructional training of systems to Team Members.

Create, implement, and monitor yearly financial plans.

Set property goals and standards to achieve

Inspect for asset maintenance

Inspect vacant and model "Show" Apartments

Administer Team Member Improvement Opportunities, Corrective Actions, or Disciplinary Action letter, notices or
write-ups to subordinates.

Approve expenses for property.

Focus and train solution based problem solving

Ensure effectiveness of Leasing and Maintenance team

Interview and hire new Team Members

Develop Team Member involvement and atmosphere through constructive feedback including end of year evaluations,
Team Member Improvement Opportunities, recognition awards and recurrent training.

Continuous communication with internal and external customers

Ensure effectiveness of marketing and recommend improvements (i.e. newspaper ads, show units, display ads,
radio/TV ads, closing utilization, renewal strategies)

Motivate Team Members and increase moral

Foster company culture
Other Job Functions
Check/ review all leases.
Pick-up litter on and around the property.
Performs other duties as assigned.

Knowledge/Skills/Abilities
College level education and experience at the site or Property Management level.
Basic understanding of financial concepts (NOI, ROI, Capitalization rates.
Ability to balance financials and budgets.
Customer Service experience.
Leadership and management abilities.
Marketing knowledge.
Asset maintenance knowledge and troubleshooting
Decision-making capabilities
Organization, prioritization and multi-tasking abilities
Knowledge and ability to learn computer software and systems
Working knowledge of Landlord/Tenant Law.
Reading, writing, seeing, hearing and/or communication and mathematical skills.
Reasoning, interpersonal, and appropriate telephone skills
Tactful, mature, flexible and cooperative
Ability to take initiative and follow tasks through to completion
Fair Housing and legal knowledge
Computer and typing skills
