Our development and management expertise includes student housing, A large contributor to Paradigm's early growth was the redevelopment and turnaround of Gainesville's College Park neighborhood. Paradigm's infill developments won awards from the Gainesville City Beautification Board, and Nathan S. Collier was named 1997 Businessman of the Year by the Gainesville Sun (a New York Times regional newspaper) for his involvement in the neighborhood's renewal.
Creative and flexible financing has been key to this growth. We have developed fantastic banking relationships. Wachovia, Bank Of America, SunTrust, Compass Bank, AmSouth, and SouthTrust have all financed our projects. We look forward to strengthening these relationships in coming years, as well as seeking out institutional and private investor relationships to finance continued development and acquisition.
Notwithstanding our development capabilities, Paradigm is first and foremost a property owner and manager. Paradigm's emphasis on long-term operations keeps us on a firm foundation of market fundamentals. Our experience and focus on property management allows us to add value throughout the life cycle of a property: during design, construction, leasing, and management. Our extensive cross-marketing and superior service allow us to return consistently high occupancy rates despite intense competition. Our marketing expertise has been highlighted in Multifamily Executive magazine. This expertise gives us a competitive advantage for both market-rent and student properties. GOALS
Another part of our strategic vision calls for taking customer service to a new level, unprecedented in the housing industry. We want to always pleasantly surprise, even astonish, our Residents with our service, consistently underpromising and overperforming. If we tell a Resident that we'll take care of a problem the same day, we aim to get it done within the hour. As we do this, our customer service becomes a marketing advantage, a difference that our Residents see and feel on a daily basis. We plan and create systems that enable us to deliver this high level of service to our customers, adding value to their lives as well as securing a competitive advantage for our company -- occupancy levels that are always significantly above the market and service that allows us to charge an appropriate premium. We will know we have succeeded when our Residents urge their friends to move into our communities, when our renewal rate is sky high, and when Residents moving to another city ask if we manage a community there that they can move to. |
